The Genesis LA Development Services Team works to champion economic development, job creation, and community growth by increasing its clients’ development capacity. Genesis LA offers innovative predevelopment solutions for complex real estate projects in difficult to develop communities in Los Angeles. Based on the long term goals and objectives of the project stakeholders, the Staff works to assist its clients in three distinct areas:
Master Planning:
Identifying required structures, open spaces, amenities and parking for a project area, then locating those elements within the site
Economic Development Strategy:
Crafting the economic development vision for specified sites based on market needs and economic and real estate development feasibility
Financing:
Developing underwriting criteria sufficient to secure market-rate debt, public subsidies, and tax credits, if possible, including:

Project Planning:
Clarifying specific development objectives, timelines, and project teams (referring appropriate partners such as architects, brokers, entitlement consultants, etc.).

Project Management:
Managing the day to day supervision of certain aspects of the project.

Feasibility Study:
Conducting the due diligence to determine whether a site is politically viable and/or economically feasible.

Public Benefit Study:
Identifying workforce, business and community benefits of a project in order to facilitate public and funding support.

Government Process Support:
Moving projects through public agencies.

Deal Structuring:
Developing various financial structures, and modeling those structures showing projected development costs, funding sources, and long term net income of a project. |

Funding Identification:
Identifying potential local, state and federal funding, as well as private-sector investment (such as capital available from the Genesis Family of Funds) needed to bridge funding gaps.

Funding Application:
Determining the process and preparing applications and reports necessary to raise public and private funding.

Relationship Consulting:
Developing outreach strategies to create positive relationships with the local community, government and potential tenants.

The Genesis LA team of consultants draws from a great deal of experience, gathering together expertise from many areas of business, government, finance, and real estate, allowing them to approach each project holistically. Our team members have run companies as well as banks, occupied government positions, and served as community organizers bring valuable experience to our company, which contributes to successful economic development.
